We just received the first construction photos of the Scuppers plan being built on Chincoteague Island in Virginia. This house design was based on our SeaOats plan, but was re-designed to fit the “build envelope” of the client’s property.

Build Envelope is a term used to describe the portion of a client’s property on which we can actually construct a home. We start with a survey showing the perimeter of the property, mark all the zoning setbacks and restrictions and draw a new perimeter inside the actual property lines. This inside perimeter is the real usable space.

Our SeaOats plan is long and narrow. The client’s envelope was almost exactly square. The client still wanted the house to match the style of the original SeaOats designs, so we moved things around in the design until it was the right shape and had the same look.
